What Should Your Airbnb Cleaning Fee Be in Toronto? - Soda Cleaning, Toronto

The cleaning fee is the most second-guessed number in hosting. Set it too high and your listing loses bookings on the price breakdown screen; too low and every turnover eats into the nightly rate. Here’s how to set it with actual numbers instead of vibes.

Start With Your Real Turnover Cost

Your cleaning fee should be anchored to what a turnover actually costs you — not what the listing down the street charges. In downtown Toronto, professional flat-rate turnovers run roughly:

  • Studio: $99
  • 1 Bedroom: $119
  • 2 Bedroom: $149
  • 3 Bedroom: $189

Those are our published Airbnb turnover rates, and they’re representative of what insured, reliable service costs in the core. Add your consumables per stay — toilet paper, soap, coffee, dishwasher pods — typically $5–15. That total is your floor.

What Guests Actually Tolerate

Guests don’t compare your cleaning fee to zero; they compare it to the stay. The working rule:

  • Short stays (1–2 nights): the fee stings most here. Keep it at or below one night’s rate, or set a 2-night minimum instead of subsidizing the clean.
  • Longer stays (3+ nights): amortized across the booking, a fair fee disappears. This is where accurate fees live comfortably.
  • The credibility test: a $200 cleaning fee on a studio reads as a junk fee and shows up in reviews. A fee that mirrors real cleaning prices reads as normal.

Airbnb’s own search ranking increasingly rewards all-in price transparency, so inflated fees now cost you visibility too, not just conversions.

Three Fee Mistakes That Cost Hosts

  1. Charging below cost to look cheap. A $60 fee on a $119 turnover means every booking starts $59 in the hole — you’re paying guests to check out.
  2. Using the fee as profit. Padding the fee well past cost boosts revenue per booking and quietly kills booking volume. Put margin in the nightly rate, where it compounds instead of scaring people at checkout.
  3. Ignoring same-day economics. Back-to-back bookings are your most profitable calendar — and the turnovers most likely to need a rush clean (+$50 on any of our flat rates). If your calendar runs tight, your fee should reflect the occasional rush, or your minimum-stay settings should prevent it.

Make the Fee Defensible

Whatever number you set, be able to defend it with quality: a consistent turnover checklist, hotel-style beds, and photo confirmation before every check-in. A guest who walks into a spotless unit doesn’t re-read the fee breakdown; a guest who finds the last stay’s crumbs does.

If you’d rather anchor your fee to a price that never surprises you, our turnover rates are flat by unit size — details and what’s included on the Airbnb cleaning page, or request a quote with your unit and calendar.
